Notes

Kingscroft Estates LLP (Company No. OC359682) is a UK limited liability partnership incorporated on 19 November 2010. Its registered address is 2 Hurdwick Place, London, NW1 2JE.

HMO Prosecution

In December 2016, Kingscroft Estates pleaded guilty at Highbury Corner Magistrates’ Court to operating an unlicensed house in multiple occupation (HMO) at Hurdwick Place, near Mornington Crescent station. A former 4-bedroom townhouse had been subdivided into 14 bedrooms sharing one small kitchen. Camden Council inspectors found rat droppings and an unguarded flat roof. The property generated approximately £84,000 annually in rent. The company was fined £4,000 plus £4,540 in costs.

Tenants were required to pay rent in cash via envelopes placed under doors. In 2017, a property tribunal ordered Kingscroft to repay £6,363 to four tenants. The tribunal noted the cash payment arrangement appeared designed to “obscure any income audit trail.”
